It is not a leak. Steel panels drop to outside temperature almost instantly. When you fire a heater, the air inside warms and picks up moisture from the concrete, from equipment, from your breath and from anything green stored inside.

That warm moist air touches the cold panel, hits its dew point, and condenses. On a clear Weld County night with a hard radiational cool-down, the roof can be colder than the outside air, which makes it worse. You get drips that look exactly like a roof leak in a building with a perfectly good roof.

Anything that leaves an air gap behind the insulation just moves the condensing surface. That is why loose batts stapled between purlins so often end up soaked and sagging. Foam that sticks to the metal removes the cold surface from the equation.
